Investing on housing plots is better. However the returns from the investment depend on the features and specialties of the housing plots.

Property investment has been in the forefront of investment for a long while. This has been one of the best forms of investment for many reasons. However as the time passed the investment shifted from residential sector to the commercial sector.

If the earlier real estate investment was mainly done in the residential market, it has shifted to commercial sector recently. The higher rentals were one of the major factors which prompted the investors to shift from residential investment.

In many of the areas the value appreciation for residential plots is rising. Along with the growth of connectivity and other infrastructure development the demand and the value appreciation improve.

Considering the demand, housing plots inside a gated community is more preferable. Normally there will be more amenities and facilities in a gated community. Some of the gated communities have commercial zones inside the compound.

Special area for parks and other facilities also make residential plots more attractive. Investment in the plot projects is accessible for the small scale investors too. The land prices are comparatively lower than the property prices.

The plots close to railway station or bus stand, commercial and industrial hubs, etc. usually hold better appreciation. So investment in such plots is more advisable. Its closeness to schools and colleges is also to be considered well.

The plots must be vastu friendly. You may not have faith in it. But you cannot for sure expect the buyers not to have any faith in it. You will notice that the demand for vastu friendly plots is higher.

Corner plots and the plots which face east or west are better. They facilitate better flow of air. Ventilation and energy consumption also will be less in such plots.
